Why April is my favorite month to buy or sell in Pittsburgh

 

If you ask me what my favorite month is in Pittsburgh real estate, my answer is almost always the same: April.

After years of working in the local market, April consistently hits a “sweet spot” for both buyers and sellers.

For sellers, serious buyers have been watching the market all winter and are ready to move when new listings appear. Spring is traditionally the most active real estate season in Pittsburgh, and homes listed in late March and April often sell faster because buyer demand increases as the weather improves and people start planning summer moves.

What’s interesting is that competition from other sellers hasn’t fully ramped up yet. Many homeowners still wait until May or June to list, which means homes that come on the market earlier in spring can stand out more. Some studies even show that mid-April listings can receive significantly more views and sell faster than earlier in the year, partly because there are more buyers actively searching but fewer competing listings.

For buyers, April can also be a strategic time. You’ll see more inventory than during the winter months, but the market typically hasn’t reached the peak competition that often shows up later in spring and early summer. That can create opportunities to find a great home before the market becomes crowded.

Another reason spring works so well here is simple: timing. Many families want to move before the next school year begins, so the home search tends to accelerate in spring. That increased activity helps homes sell more quickly and keeps the market moving.

In Pittsburgh specifically, homes listed in spring tend to move noticeably faster than in the winter months, and the number of homes sold rises significantly as we move from March into April and May.

Of course, every home and situation is different. But year after year, April continues to be one of the most balanced and active times in our local market.
